Design
Design is a functional mechanism, that works best in stages, from initial idea to space conception, mood sketches, visualizations, detail drawing, shop drawing coordination, until completion of final touch-ups, and even space decoration.
1) Concept design
In this creative stage, our design process addresses clients' needs. First, we analyze the design and functional outlines given by the client, as well as reflect on the technological requirements. By establishing the limits and expectations we are ready to create space plans, showing functional layout, zoning, and circulation flows. Subsequently, The Concept idea is formed, and the inspirations are presented in form of look&feel boards, selected colors, and materials as well as the lighting concept. Weekly meetings will ensure that the direction of the design is headed the right way. Photorealistic visualizations are the final product along with schematic design.
2) Detailed design
In this stage, we take the approved Schematic design and develop it further in detailed drawing documentation to achieve optimum solutions for each space. Detailed design drawings including layouts, reflected ceiling plans, sections, elevations and details, room data sheets, specifications, and schedules for loose furniture and joinery are prepared for the tender process. We make sure the design is compliant with all statutory requirements and local regulations. Developed design is coordinated with other team members such as MEP consultants etc. Requirements such as CCTV, access control, and security locks are incorporated and coordinated with the design. We participate in constructibility reviews, value engineering workshops, and advise on options available.
Project Management
The final step of the design is the transition from the drawing to the project site. We’re skilled at translating interior design into a built environment. We are involved in your project from the beginning of the design process till its successful completion. Subsequently to your final approval of the Detailed design, we are ready to turn the concept into a reality. We will oversee every build procedure and ensure regulations are fulfilled, coordinated with the construction team so that adjustments are executed in real time for a project that lives up to your expectations and standards.
1) Procurement
Revision and coordination of tender documentation will take place prior to the tender process, and the architectural scope of work will be issued for pricing. In the process, we are ready to answer any architectural tender inquiries and find solutions in case the pricing exceeds the budget.
2) Construction
Prior to the start of construction, we handle and approve construction and fabrication drawings. We participate in Author's inspection visits on regular basis, to make sure the project quality is maintained. Coordination on site is scheduled weekly, to address architectural details and approvals of samples and mock-ups.
3) Completion and closeout
In the final step before the move-in date, we will inspect the completed work, making sure the defective finishes will be corrected prior to the handover, as well as manage the close-out of all Architectural snags.
